In the first phase, 5,000 sites were allotted in 2016-17, and in the second phase, 4,971 plots were allotted in 2017-18. According to the Nadaprabhu Kempegowda Layout Open Forum (NPKL), the BDA has allotted 23,000 plots in the layout, out of which around 10,000 were allotted to the public through the process of random computerised allotment and 9,000 to farmers who had given their land for the formation of the layout.

Major arterial road connectivity in NPKL

The main feature of the project is a 10.57 km-long and 100 m-wide arterial road running through the center of the layout, connecting Bangalore-Mysore Road to Bangalore-Magadi Road. This road provides access to all nine blocks of the layout, running parallel to NICE Road and passing through the Kempegowda Layout.

Utilities provided by BDA

The BDA has proposed laying a dedicated RCC utility duct to prevent the road from being cut and to ease maintenance, with fresh water, recycled water, and electrical cables already laid in the ducts. The same ducts may be used to lay telephone cables, OFC network, GAIL gas network, and TV cable network in the future. All the nine blocks have sewage treatment plants (STP) which clean waste water for reuse.

Lease period of BDA sites

The lease period for sites in NPKL is 10 years from the date of allotment. The lease agreement is executed between the allottee and the BDA. The deed of the document will be named lease cum sale deed. After 10 years, the Bangalore Development Authority will provide an absolute sale deed, then, allottees will be eligible to sell the property. This condition is not applicable to BDA incentive site or land owner compensation site, the alternate site and the auction site.
