Overview of the Nadaprabhu Kempegowda Layout

Nadaprabhu Kempegowda Layout, commonly known as NPKL or Kempegowda Layout, is a major BDA-developed residential plotted layout located in the Kengeri region of West Bangalore. Spanning 4,043 acres, the layout is divided into 9 Blocks, and each block is subdivided into multiple sectors.

In 2014, BDA acquired and developed land across 12 villages, including:

  • Seegehalli
  • Kodigehalli
  • Kannelli
  • Manganhalli
  • Kenchanpura
  • Sulikere
  • Ramasandra
  • Kommaghatta
  • Komaghatta Krishnasagara
  • Challaghatta
  • Bheemanakuppe
  • Ramasagara

Allotment of sites from Bangalore Development Authority

According to the Nadaprabhu Kempegowda Layout Open Forum (NPKL), the BDA allotted sites in multiple phases:

  • Phase 1 (2016–17): 5,000 sites
  • Phase 2 (2017–18): 4,971 sites
  • Total Allotments: ~23,000 plots
    • 10,000 allotted to the public through computerized allotment
    • 9,000 allotted to farmers as compensation
    • Remaining through incentive & other categories

The layout includes residential, commercial, CA sites, open spaces, and civic infrastructure.

Major arterial road connectivity in NPKL

One of the key highlights of NPKL is the 10.57 km long, 100-meter wide arterial road that:

  • Runs centrally through the entire layout
  • Connects Bangalore–Mysore Road to Bangalore–Magadi Road
  • Runs parallel to NICE Road
  • Provides internal access to all 9 blocks

This makes NPKL extremely well-connected to Mysore Road, Magadi Road, Kengeri, and NICE interchanges.

Utilities provided by BDA

The BDA has proposed laying a dedicated RCC utility duct to prevent the road from being cut and to ease maintenance, with fresh water, recycled water, and electrical cables already laid in the ducts. The same ducts may be used to lay telephone cables, OFC network, GAIL gas network, and TV cable network in the future. All the nine blocks have sewage treatment plants (STP) which clean waste water for reuse.

Lease period of BDA sites

The lease period for sites in NPKL is 10 years from the date of allotment. The lease agreement is executed between the allottee and the BDA. The deed of the document will be named lease cum sale deed. After 10 years, the Bangalore Development Authority will provide an absolute sale deed, then, allottees will be eligible to sell the property. This condition is not applicable to BDA incentive site or land owner compensation site, the alternate site and the auction site.

Nadaprabhu Kempegowda Layout is divided into nine blocks, and each block is further divided into sectors.
